What is the best way to land commercial cleaning contracts?

Right now I'm just starting out as a one-man operation. Best thing I've done is cold calling property managers and office building owners. I been using social media, got on Thumbtack, Angi, and JaniJobs, and I'm hitting up local realtors too. Also, joining Jobber was a good call — plenty of smart folks on here giving solid advice.
