Here are some of the things that I've used successfully and really work.
For Algae, Mold, & Mildew: Sodium Hypochlorite (SH) mixed with a dedicated clinging surfactant (like Dragon Grip) for maximum dwelling time. For off-the-shelf use, Krud Kutter or Mold Armor are highly rated.
For Oil & Grease: Enviro Bio Cleaner (EBC) for an eco-friendly, high-strength option, or Hotsy Ripper and Super Clean for heavy industrial/automotive grime.
For Specialty Stains: F9 BARC for concrete rust removal, and Gutter Butter for removing black oxidation lines (tiger striping) on aluminum.
Here are some tools to help streamline any pressure washing operation.
Downstream Injectors: Draws soap safely after the pump, allowing low-pressure chemical application to protect surfaces.
J-Rod Nozzle Kits: Puts four essential spray patterns (soap and rinse, high and low reach) on one quick-connect manifold.
Be sure to always pre-wet and post-rinse surrounding plants and landscaping to protect them from chemical runoff.
