How do you estimate cleaning time before sending a quote?

I’m curious how cleaning business owners estimate labor time before sending a quote, especially for a new property. Square footage and number of rooms are easy to get, but things like buildup, clutt...

I think photos or a quick walkthrough help a lot with the things square footage doesn’t really tell you, especially clutter and buildup.

Do you usually add some extra time to your estimate to account for those unknowns, or do you keep the estimate tight and adjust after the first cleaning?
