Have you considered targeting small commercial properties first? Things like office buildings, retail centers, churches, and HOAs seem like a natural bridge from residential work.

I transitioned from residential to commercial by asking my happy residential clients (especially property managers and investors) if they had commercial properties or knew anyone who did. That got me my first jobs.
I started small in one niche, updated my pricing/proposals, and focused on building relationships with property managers. Referrals were key — it took about 8 months before commercial became my main focus.
