Those who charge for inspections, do you have a flat rate or does it depend on the property?

I would probably keep a standard base inspection fee and then add to it when the property is way outside the normal range. A 10,000 sq. ft. house with six levels is not really the same service as inspecting an average home. That also makes the pricing easier to explain upfront.
