Service Contracts for Carpet Cleaning?

Hello friends!

I've recently purchased a commercial carpet cleaning business and want to learn what others have done with service contracts.  The business has not been using any contracts historically.  We have established recurring business with nearly all our clients.  The scope and frequency of the work is fairly variable based on need, weather, moveouts, inspections, budgets....

Looking for experience shares and insights on how others have set these up.

Thanks!

  • I’d be careful about pushing formal service contracts for carpet cleaning.

Most commercial clients like the flexibility because their needs change so much — weather, move-outs, inspections, and budgets all affect how often they need service.

What’s worked well for me is offering preferred pricing for recurring customers instead of contracts. You give them a better rate in exchange for consistent work, but you don’t lock them into a fixed schedule or minimums.

This keeps the relationship smooth while still giving you recurring revenue.
