Just a thought, I would work everything into your compensation slowly rather than all at once. Make sure each thing makes sense and you can sustain it. Some things you may consider introducing as temporary, put an end date on it so you can decide if you will continue or not.
These things have worked for me (commercial and residential cleaning):
Annual Christmas party with cash bonus
Annual staff BBQ
Paid mileage
Daily allowance to reimburse for laundry
Hourly performance bonus (0.50/hr) for staff that arrive on time, receive no complaints, complete equipment and vehicle inspections.
