What is the best way to land commercial cleaning contracts?

Right now I'm just starting out as a one-man operation. Best thing I've done is cold calling property managers and office building owners. I been using social media, got on Thumbtack, Angi, and JaniJobs, and I'm hitting up local realtors too. Also, joining Jobber was a good call — plenty of smart folks on here giving solid advice.

One thing I've noticed is that most companies focus on finding more businesses to contact, when the bigger challenge is getting enough trust to win the contract.

For commercial cleaning, referrals and relationships tend to outperform cold outreach. Property managers, facility managers, office managers, and real estate professionals can become great referral sources.

I'd also make sure your online presence is solid with Reviews, testimonials, before-and-after photos, and clear case studies. When a prospect is comparing multiple cleaning companies, trust and proof often make the difference.

The companies that seem to win the most contracts are usually the ones that follow up consistently and make it easy for prospects to see the value of working with them.
