What’s your biggest green flag (or red flag) during a property walkthrough?

Hey everyone! Let’s talk about that initial interaction with a potential client.

​We’ve all walked onto a job site or a residential property and just known instantly how the experience was going to go—before we even handed over an estimate. Sometimes it's a subtle cue from the homeowner, and sometimes it's the state of the property itself.

​When you're quoting a job, what is one major "green flag" that tells you a customer will be amazing to work with, or a "red flag" that makes you consider raising your prices or walking away?

  • Red flag: Any time they mention "their previous cleaner" or tell us what cleaning products they want us to use. 
    Green flag: Showing a clear understanding of the value we bring to them, & not squabbling over price.

    🟢 Biggest green flag: A property where the owner takes pride in regular maintenance. Clean lawn edges, healthy turf, trimmed shrubs, weed-free beds, functioning irrigation, and clear communication usually mean they'll value quality work and become a long-term client.

    🔴 Biggest red flag: A property that's severely overgrown but the owner expects it to look perfect for a bargain price or immediately. Unrealistic expectations, deferred maintenance, and constant price-shopping can make those jobs difficult to complete successfully and rarely lead to long-term relationships.

  • For me, the biggest green flag is a client who communicates clearly, respects our expertise, and values quality over the lowest price. A red flag is when someone expects premium work for unrealistic pricing or changes the scope of the project without understanding the impact. Clear communication and mutual respect always lead to the best projects.
